The term "modular construction" refers to a method of constructing buildings in which individual sections of the structure are separated and then constructed in a controlled factory setting before being delivered to the work site on trailers with flatbeds. These units are raised into their permanent place on a foundation that was built before the arrival of the goods. In the past, modular construction was only used for structures that used a repeated design to be created since perfect repetition was the only method to obtain economies of scale. Modular construction has subsequently been more widely used. Because of this, the majority of the structures that were created were boring and generic. However, this limit has been breached as a result of developments in technology, which now make it possible for mass customization to take the place of precise replication. It is possible to combine modules in a number of different ways to produce an astounding range of spatial configurations, including open-plan areas with vast spans. Regardless of the fact that practically any structure may be broken down into modules, some kinds of construction projects will see the most economic gain. This comprises structures in metropolitan areas that are higher, particularly residential developments with several units.
